Subject: FLASH: To Flash, or not to Flash?

Hi all,

I'm about to start doing a site for a friend's estate agents in London. My
question is: To Flash, or not to Flash?

I've had a look at about 15 sites from agents in the local area, and they
are mostly exclusively HTML sites, with no Flash content. Now this could be
because they've done them themselves, or they believe that no-one has Flash.

I know the area in London very well, and the type of people that live there,
the sort of jobs they have, salaries etc. How can I find out if they are
likely to have flash on there computers? Is there a survey I can look at
which targets certain types of people and areas? Or should I just steer
clear of Flash to be on the safe side?
